Cosgrove Cottage
Nestled on the edge of historic Coombs woodland in the middle of the estate, Cosgrove Cottage provides an idyllic retreat for couples, families and groups of up to 7 people. This newly refurbished Victorian cottage has four bedrooms: one ensuite master, two doubles (or twins depending on preference) and a single. One of doubles is also downstairs. There are three beautifully appointed bathrooms, a fully-fitted dining kitchen including an honesty bar, wine fridge and coffee machine. The dual aspect, panelled living room with bay window and French doors to outdoor terrace has a fireplace with wood burner, sumptuous furnishing and large smart TV.
Outdoors, the woodland garden offers guests plenty of private space for dining alfresco and family fun. There are two sheltered terraces, a large deck with lighting, a firepit and gas BBQ.
Immerse yourself in the Dedham Vale National Landscape. Enjoy walks through the historic estate down to the river, to our friendly pubs, gourmet restaurants, picture book villages or simply unwind at the Talbooth Spa …all are just a few minutes walk away.

Please note that all bookings are for a minimum of 2 nights. Seasonal rates apply. The base rate is for 2 people sharing then a supplement will be added for each extra adult or child per night up to a total capacity of 7 people. £50 supplement for each adult and £25 supplement for each extra child.

Estate Discovery Tour
£25 per guest
Enjoy your own personal Estate Tour. Take in all the areas of the Estate usually closed to the public including Langham Hall and our stable yards, North Meadow and the Stour river, the wetlands and Golden Gates wood. Pick up from your accommodation in one of our estate 4x4s anytime in the morning from sunrise – our vehicle has a capacity of 4 guests so if you have more people please get in touch and I’m sure we can arrange something. Bring the dog and some wellies if you have them.
Take in stunning views across the Dedham Vale, get insights into our approach to farming and what diversification means for a rural estate like ours, learn a little about the history of the estate, meet some of our horses and probably some of our wild deer and other wildlife.
Refreshments included. Maximum of 4 guests on each tour.

Clay Pigeon Shooting Experience
£125 per guest
Open to all, from complete beginners to more experienced shots. Includes pick up from your accommodation at 10am; All instruction from our shoot manager (Steve) and the opportunity to try different shot guns 12, 20 and 28 bore and 410 at a range of clays; Safety equipment (hat, glasses and ear defenders provided). Please ensure you are wearing sturdy walking shoes or wellies long sleeve tops and trousers.
Experience is approx 90 minutes – 2 hours.

Trout and Coarse Fishing Experience
£25 - £100 per guest
Come and enjoy a day of fishing on the Estate along 2.5 miles of the south bank of the picturesque River Stour. If you would like to take advantage of some local coaching (subject to availability) this is provided by a qualified fishing coach through the Colchester Piscatorial Society.
A rod license is required and only in season – 16 June to 14 March. This can be purchased online ahead of your lesson at www.gov.uk/fishing-licences/buy-a-fishing-licence
